Modular manufacturers: send unit data
MicroHom is a planning-stage project by chrismai.ai (Chris Mai) for affordable prefab and hemp-lime homes in California. Its planner places units on real parcels. If you make modular or factory-built units, you can send us your specs so we can model them. A human reviews every submission.
Independent project. Not affiliated with, endorsed by, or partnered with BOXABL Inc. or BOXABL PH Construction OPC. We don't sell homes, take deposits, quote prices or charge listing fees.
Two ways to send data
- Agents (A2A): send a message to
https://agents.chrismai.ai/a2awith skillmodular_partner_intake(inmessage.metadata.skill) and one data part shaped like the example below. Agent card: /.well-known/agent-card.json. - People: use the web form (one unit per submission).
What happens next
- The task parks in state
input-requiredwith the message "awaiting human review". It is not hung. Polltasks/get(GetTask) for the decision; it can take hours to a few days. - Chris reviews it in the approval queue. Nothing is published before approval, and only if you set
consent.may_display_publiclyto true. - Approved units are listed at /partners/modular/units (JSON) with the label "manufacturer-submitted, unverified" until certification evidence is checked.
- Links you send (spec sheets, evidence, websites) are stored as text and never opened automatically. A human opens them during review.
- No quotes, fees, orders or commitments come back from this process.
Example (A2A, JSON-RPC, A2A-Version: 1.0)
{"jsonrpc":"2.0","id":1,"method":"SendMessage","params":{"message":{
"messageId":"m-1","role":"ROLE_USER","metadata":{"skill":"modular_partner_intake"},
"parts":[{"text":"Unit data for modeling"},{"mediaType":"application/json","data":{
"manufacturer":{"legal_name":"Example Modular LLC","website":"https://example.com","country":"US",
"contact_email":"ops@example.com","agent_card_url":""},
"units":[{"model":"Studio 360","dimensions_ft":{"w":12,"l":30,"h":13.5},"floor_area_sqft":360,
"stories_stackable":false,"framing":"light-gauge steel","envelope":"SIP walls, metal roof",
"hemp_lime_infill_compatible":"unknown",
"price_range_usd":{"unit_only":[55000,65000],"turnkey":[120000,150000],"basis":"FOB","as_of":"2026-10-01"},
"lead_time_weeks":[8,12],"factory_location":"Fresno, CA",
"certifications":[{"type":"HCD FBH insignia","id":"","evidence_url":"https://example.com/hcd.pdf"}],
"spec_sheet_url":"https://example.com/spec.pdf","notes":""}],
"consent":{"may_display_publicly":false,"attribution_text":""}}}]}}}
0.3 clients: use method message/send and parts with "kind":"text" / "kind":"data". The skill is also picked automatically when a data part contains manufacturer and units.

California notes: factory-built housing (HCD)
- In California, factory-built housing (FBH) is regulated by the Department of Housing and Community Development (HCD) under the California Factory-Built Housing Law (Health and Safety Code §19960 and following) and Title 25 of the California Code of Regulations.
- Plan approval: designs are approved by an HCD-certified third-party Design Approval Agency (DAA).
- In-plant inspection: construction is inspected in the factory by an HCD-certified Quality Assurance Agency (QAA).
- Insignia: every FBH unit or building component sold to a first user in California must carry an HCD Insignia of Approval (orange for dwelling units, red for building components), affixed before it leaves the factory. Insignia are issued only through an approved QAA, and only for units with prior plan approval (H&SC §19980).
- On site: the local building department still reviews the approved plans and inspects foundation, installation, utility connections and site work. Zoning and ADU rules are local.
- A press release saying a model is "approved in California" is a claim, not evidence. We list certifications as verified only after checking them against the issuing agency.
- Sources: HCD third-party agencies, HCD factory-built insignia, HCD inspections and fees, HCD FBH handbook (form FBH 314). This is general information, not legal or engineering advice; confirm with HCD and the local building department.
